Ballast Point is a neighborhood located on the South Tampa peninsula. It is loosely bordered by Gandy Blvd. to the North, Macdill Air Force Base on the South; Macdill Ave on the west and Hillsborough (Tampa) Bay on the east.
The neighborhood was named Ballast Point, because during the turn of the century this was the area of the bay that ships emptied their ballasts before rounding the peninsula to arrive in Port Tampa. It is a beautiful neighborhood of mature oak trees full of Spanish Moss, many original brick streets and gorgeous water views; all nestled in Hillsborough Bay.
The homes in the area range from turn of the century to 2015 builds. It remained fairly sparsely populated until the builders rediscovered it in the 1990’s and a new construction boom began. It is now one of the most sought after neighborhoods on the peninsula.
Home prices range from $100,000 to multi million; mostly single family homes with some condos and town homes. The smaller older homes are increasingly being torn down to make room for new construction infill building. The average sale price is around $400,000 and the average square feet per home is around 2400. The architecture new or old is largely traditional.
The neighborhood amenities include Ballast Point park and recreational center on the open bay; along with the public Ballast Point pier and boat ramp. It is home to the waterfront Tampa Yacht club and it’s adjoining tennis courts and horse stables.
